Indicative terms inside 48 hours. Interest-only during the build phase. Principal stepped down through staged sell-down as lots settle. We lend against the security and the exit, not the borrower’s serviceability — so deals that don’t fit a bank’s construction template often fit ours.
Most useful in the four phases banks struggle with: pre-construction holding (where pre-sales aren’t yet at the bank’s threshold), residual stock after practical completion, smaller projects where bank-construction overhead isn’t justified, and bridging capital between back-to-back project starts.
